Why listing a tenant-occupied rental barely works
Retail buyers want to move in, and their lenders want a vacant, clean, repaired property. Tenants control access for showings, and a tenant who does not want the house sold can make every showing a disaster. So agents tell landlords to wait out the lease, evict, then renovate, then list: months of vacancy, legal costs, and rehab spending before a dollar comes back.
We skip all of it. We buy the property with the lease, the tenant, the deposit ledger, and the deferred maintenance, as-is. Existing leases transfer to us at closing and we take over from there.
Non-paying tenants and evictions
A tenant who stopped paying is the single most common reason landlords call us. Texas eviction runs through the Justice of the Peace courts and takes a few weeks when uncontested, but contested cases, appeals, and the reality of collecting judgments make many landlords simply want out. We buy properties mid-eviction and properties where eviction has not even been filed. We price the situation in and handle it after closing.
Out-of-state owners: everything can be signed remotely and proceeds wired. You never need to come back to Texas to be done with a Texas rental.
